A speculative 2 story office building over at grade parking located in Alhambra across from the court building. The firm designed teh interior public space and typical office suite on the second floor. The public space on the second floor is a large semi enclosed courtyard designed as a hardscaped park for the tennants. The materials were chosen to be accomadating to the potential office layout typical of law offices. The project won the 18th Annual Alhambra Award in 1996.
